How much does it cost to rent an apartment in Montevideo?
The median apartment rent in Montevideo is USD 653 a month at the July close. That figure hides an enormous spread: it runs from USD 429 in Maroñas to USD 2,894 in Golf, almost seven times more.
The table ranks neighbourhoods from highest to lowest median rent and includes the unit's median floor area, which is what makes the figures comparable: a high rent can mean an expensive area or simply larger apartments.

Which are the most expensive neighbourhoods to rent in?
The most expensive is Golf, with a median rent of USD 2,894, followed by Carrasco Norte (USD 2,244), Carrasco (USD 1,952), Punta Gorda (USD 1,776) and Puerto Buceo (USD 1,626).
All five share one explanation: these are not just expensive neighbourhoods, they are neighbourhoods where what comes up for rent are large houses and apartments. In Carrasco the median floor area is 111 square metres and in Punta Gorda 76, against the 55 to 60 typical of the central corridor. A good part of the price gap is a size gap.
Where is renting most affordable in Montevideo?
The lowest rents are in Maroñas (USD 429), Colón (USD 438), Cerro (USD 449), Sayago (USD 460) and La Teja (USD 469). These sit around two thirds below the city median.
For a tenant, the gap against the central corridor is not as wide as it is for buying. An apartment in Cordón rents for USD 712 and one in Cerro for USD 449: a 1.6-times difference, when the sale-price gap between those same neighbourhoods is close to 3 times. Rent is far flatter than sale prices, and that is precisely why yields differ so much between areas.
What is the relationship between rent and yield?
It is inverse, and the table shows it in its yield column. The highest-rent neighbourhoods are the lowest-yielding: Golf rents for USD 2,894 and yields 5.7%; Villa Biarritz rents for USD 1,154 and yields 4.9%, the second lowest in the city. At the other end, Cerro rents for USD 449 and yields 11.6%.
For a tenant this changes nothing, but for anyone deciding where to buy in order to rent out it is the central fact: high rent does not offset a high price. Read both columns together and do not be swayed by the absolute rent figure.
Conclusion
Renting in Montevideo costs a median of USD 653 a month, with a fairly homogeneous central band between USD 650 and USD 760 (Cordón, Centro, Tres Cruces, Buceo, Palermo) and two extremes explained more by unit size than by the area itself. If you are searching, always compare rent and floor area together: rent per square metre sorts the market far better than rent alone.
