Two quick takeaways: the three towns move in a similar band (2-bedroom houses hover around USD 580–624 per month), and the big jump comes when you move up to 3 bedrooms. Availability: the winter/summer factor nobody explains
This is the key point on the coast. Many owners prefer to rent by the season (January-February) because in a few weeks they make what they would earn in several months of annual rental. Therefore:
- In autumn and winter (March to August) there is more annual supply and better room to negotiate: owners prefer a stable tenant over an empty house.
- Close to summer (October to December) the annual supply shrinks: the best houses are held for the season. If you want an annual lease, close the deal earlier.
- Some owners offer "annual with a January exit" (you leave the house in high season): cheaper, but it means moving twice a year. Weigh whether it works for you.

- Year-round services: confirm the area has water, power and waste collection running off-season.
- The house in winter: many summer houses are not built for cold and humidity. Check heating, insulation and signs of damp before signing.
- Real distance to services: clinic, pharmacy, supermarket, school. In some towns they are several kilometers away.
- Connectivity: bus frequency to Montevideo and access to the Interbalnearia. If you work in the capital, this defines your daily life.
- A clear contract: term, adjustment, and who pays for what (garden, well or pool maintenance if there is one).
Why are more and more people moving to the Costa de Oro?
The combination is hard to beat: a house with land for what a small apartment costs to rent in Montevideo, the beach steps away, and remote work making it viable to live far from the center.
