The building
23 units on the waterfront Rambla
Bilú Riviera stands on the site of the former Hotel Riviera, at the corner of Rambla República de México and 6 de Abril. Designed by Gómez Platero Arquitectos and developed by Altius, it combines Art Deco with contemporary lines and was designed for LEED certification.
The same site holds Smart Riviera, an office tower with its own entrance on 6 de Abril, and a restored Andalusian-style mansion. The residential tower has its own pedestrian entrance from the Rambla, with step-free access, and a double-height lobby used only by the apartments. Cars enter from 6 de Abril.
Security includes cameras and access control. The car park has spaces prepared for EV charging. Parking spaces and storage units are sold separately.

Tax residency
La residencia fiscal en Uruguay desde 2026
You can become a tax resident by presence, spending more than 183 days in the country during the year, or by investing in real estate: more than 3,500,000 indexed units, or UI (about USD 590,000), with at least 60 days in the country, or more than 15,000,000 UI with no minimum stay.
Since January 1, 2026, a new regime for foreign income also applies. One way to qualify is to own property worth more than 12,500,000 UI, about USD 2.1 million. Unit 702 is priced at USD 1,895,000, close to that amount. Adding another property, such as a unit to rent out, takes the total investment above it.

Through real estate, the route is more than 12,500,000 UI in property bought since September 1, 2025, which can be the same property used for residency.
