Servicio 5 estrellas.

The process has 4 stages: search and selection, reservation deposit (typically USD 5,000), signing of the preliminary purchase agreement (boleto de compraventa) before a notary, and the final deed (escritura) that transfers ownership. The entire process takes 30 to 60 days. Closing costs include notary fees (3-4% of the property value) and the Property Transfer Tax (ITP, 2%). To put together a rental application you need: a valid ID, proof of income (pay stubs or financial statements), and a guarantee. The most common guarantee options are ANDA (a government-backed guarantee agency), BHU bank guarantee, rental insurance (Porto Seguro, Sancor, MAPFRE), or a cash deposit. Each has different costs and requirements. The standard lease is 2 years with annual adjustments tied to the CPI. Read the complete rental requirements guide →
