Cadastre of Durazno
Durazno has 32,494 distinct cadastral parcels in the DNC release published on 2026-08-07: 22,440 urban and 10,054 rural. The IDE database provides 19,291 address points, which are used by the parcel search by address or number.
This page shows cadastral data: the parcel's identity, areas and tax value. Debts, titles and plans are not shown here. Consult the following authorities:

Title information is held at the Property Registry (Dirección General de Registros ); it is usually requested through a notary. Survey plans are held in the MTOP archive ; building plans are held by the departmental government.
INGAR does not handle these procedures or have access to those databases. Links to official websites checked on 22/09/2026.
The total counts parcels, not rows: a horizontal-property parcel can have several registered units. The 1 parcels with more than one regime are retained as mixed and are not forced into a single category.
Not the same as the number of parcels.
May include mixed-regime parcels.
May include mixed-regime parcels.
There is no single comparable figure across all regimes. Separate medians are therefore shown for standard ownership, PH/UH units and rural parcels. “Assessed value” and “tax value” are different fields in the DNC file, expressed in Uruguayan pesos.
| Population | Median assessed value | Median tax value | Median area |
|---|---|---|---|
| Standard-ownership parcel | $ 256,241 UYU | $ 254,623 UYU | 460 m² of land |
| PH/UH unit | $ 538,097 UYU | $ 536,829 UYU | 56 built m² |
| Rural parcel | $ 1,057,744 UYU | $ 1,057,744 UYU | 39.82 ha |
Cadastral values are a tax reference, not an estimate of the sale price. To compare them with asking-price data published from a single source, consult the INGAR Index; to assess a specific property, you can request an appraisal.
Each locality with sufficient data has its own page with parcel counts and median cadastral values.
| Locality | Urban parcels | PH | Median assessed value (standard ownership) |
|---|---|---|---|
| Durazno | 12,541 | 565 | $ 416,937 UYU |
| Sarandi del Yi | 3,927 | 34 | $ 271,392 UYU |
| Carmen | 1,698 | 1 | $ 74,273 UYU |
| Cerro Chato | 880 | 0 | $ 64,977 UYU |
| Centenario | 868 | 9 | $ 28,243 UYU |

In urban areas, the parcel number is unambiguous only when combined with the department and cadastral locality. For rural parcels, department plus number is sufficient. INGAR preserves this distinction because national validation found urban numbers repeated across localities within the same department.
A parcel without a value is excluded from medians. A parcel without geometry may still be included in the alphanumeric total but will not appear on the map. Missing values are not replaced with zero. The methodology records these decisions and discrepancies between sources.
