First: understand what it is worth and why
A high price does not protect you if the listing stagnates. A price that is too low is not a strategy either. A valuation should explain the range and what drives it—a price grounded in data, not intuition.
To value a property, we assess:
- location and immediate surroundings;
- type, floor area, bedrooms and layout;
- condition and any necessary work;
- floor, orientation, elevator, parking and amenities, where applicable;
- comparable properties available in the area;
- price per m², rent and yield from the INGAR Index —the data series we publish every month, with a public methodology;
- your objective and actual timeframe.

“How much will be deducted in the end?”
Before you accept an offer, we prepare a written scenario covering all relevant items: fees, taxes, professional expenses and outstanding debts. The final amount is confirmed by the notary, but it will never come as a surprise.

How much do you keep after selling?
The asking price is not the final net amount. Before accepting an offer, it is worth preparing a scenario that separates, as applicable:
- agreed agency fees and associated taxes;
- ITP and other applicable taxes;
- professional fees and expenses;
- outstanding debts, common expenses or regularizations;
- discharges or costs related to financing;
- the offer's price and currency.
INGAR prepares this preliminary scenario in writing; the final calculation and transaction documents are confirmed with the notary and the relevant authorities. We do not publish universal percentages or a “guaranteed net amount”, because every transaction is different.

Is there a charge for the valuation?
INGAR's online estimate is free and carries no obligation. For a specific transaction, we may recommend a visit and a professional appraisal; any additional scope or cost is explained before proceeding.
Does requesting a valuation commit me to anything?
No. The valuation does not bind you to a contract or oblige you to sell through INGAR. The information is yours, whatever you decide. If you later choose to proceed, the terms are discussed and signed separately.
What is the difference between an online estimate and a professional appraisal?
An online estimate uses location, floor area, property type, declared condition and market references to provide a range. A professional appraisal incorporates inspection of the property, its particular features and the purpose of the transaction.
How long does it take to sell a property?
There is no single timeframe. Price, demand in the segment, condition, documentation, presentation and negotiation all play a part. Before listing, we define how interest will be measured and when to review the strategy.
What documents do I need to sell?
It depends on the property and transaction. The starting point is a review of the title and owners' details, cadastral parcel, taxes, common expenses where applicable, plans and building history. The notary confirms the final checklist and legal position.
What taxes and costs apply to the sale?
Depending on the case, ITP, IRPF on the sale, professional fees and outstanding regularizations may apply. The final amount depends on the cadastral value, when you bought and how you sell: that is why we prepare a preliminary written scenario for your case, with the final calculation confirmed by the notary.
Can an inherited property or one in probate be sold?
Yes, but probate must be completed first: until then, the property's transfer deed cannot be executed. We can value the property and prepare the sale in parallel while the notary handles probate, so no marketing time is lost.
Can I sell if I live outside Uruguay?
In many cases, the process can be coordinated remotely, but representation, signatures, powers of attorney and documentation must be reviewed by a notary for the specific case. We regularly work with owners abroad.
Is it better for me to sell or rent out?
The comparison should consider a defensible sale price, net rent, neighborhood yield, expenses, management time and your personal objective. Using the INGAR Index, we prepare both scenarios with your neighborhood's data.
