Estudio Fischer
Estudio Fischer began in Montevideo in 2010 as an accounting, legal and notarial firm. Real estate development came later: Javier Fischer began managing construction projects in 2012 and formed an alliance with architect Daniel Rubio the following year.
That combination of financial structuring and architecture gave rise to a residential portfolio that began in Montevideo, reached Punta del Este and now includes projects in other Uruguayan cities.

History and expansion
Real estate development did not begin as a standalone area. It grew within a professional-services firm already working with legal structures, accounting and investment management.
2010
Estudio Fischer is founded
Javier Fischer and María Belén Fernández establish an accounting, legal and notarial services firm in Montevideo.
2012
Entry into construction management
Fischer begins managing construction projects. That experience adds real estate development to the firm’s activity.
2013
Alliance with Daniel Rubio
The association brings Fischer’s financial and fiduciary structuring together with Rubio’s architectural design under the Fischer/Rubio brand.
First stage
Buildings in Montevideo and Punta del Este
The Urban and Mansa series account for much of the early portfolio. The current portfolio retains delivered projects in Pocitos, Punta Carretas, Buceo, Malvín, Carrasco and the Maldonado coast.
2023–2025
The Sea Side series continues
Sea Side III was built during this period and is now listed as delivered. Sea Side II continues the series with 72 apartments in Pocitos Nuevo.
2025–2026
New cities
The portfolio expands with projects in Colonia, Minas and Mercedes. Sea Side Colonia is the first development the firm presents in that department.

Two predecessors in the Urban Port series near the Buceo marina. The portfolio continues today with new stages.

Two delivered buildings within the same project family that now continues with Sea Side II and expands to Colonia.

Estudio Fischer in Uruguay
The first developments were concentrated in Montevideo’s coastal neighborhoods; Punta del Este, Colonia, Minas and Mercedes followed.
The first real estate projects were concentrated in Pocitos and Punta Carretas. Developments in other parts of Montevideo and a line of buildings in Punta del Este came later.
Sea Side shows that evolution within one project family. The first building on Echevarriarza and Sea Side III are listed as delivered. Sea Side II is under construction a short distance from the first building, while Sea Side Colonia takes the line beyond Montevideo.
