Cadastral value of a property in Uruguay

Cadastral value is a fiscal reference determined by the National Cadastre Directorate. The open source lists it as real value and value for tax purposes, in Uruguayan pesos; it is not an appraisal or the property's sale price.

How do I look up the cadastral value?

  1. 1. Find the parcel.

Use an address or the full cadastral identity.

  2. 2. Check the tenure regime.

For PH/UH units, look up the value of the specific unit.

  3. 3. Confirm with the DNC.

The official standard certificate certifies the data when you need a document.

The table uses medians and separates common-ownership properties, PH/UH units and rural parcels. Figures are not comparable across regimes and exclude missing values; each department links to its full breakdown.

Cadastral value and market value are not the same

The former serves a fiscal purpose; the latter depends on location, condition, demand and comparable transactions. Read the full comparison or consult the INGAR Index.

How is it updated?

The DNC publishes adjustments to the real value through annual regulations. The official series and decrees are available in the MEF Real Value section.

Frequently asked questions

What is a property's cadastral value?

It is a fiscal reference determined by the National Cadastre Directorate. DNC open data lists it as real value and value for tax purposes; it is not the property's sale price.

How can I look up the cadastral value?

You can look up the parcel on INGAR to read the available open fields and, if you need a valid document, obtain a free standard cadastral certificate through the official DNC procedure.

Is the cadastral value the market value?

No. Cadastral value serves a fiscal purpose, while market value reflects the price a property could achieve in a transaction. They must therefore be compared separately.

How is the value of a condominium unit interpreted?

For condominium ownership, you need to look up the specific unit. INGAR separates PH/UH unit medians from common-ownership parcel medians to avoid mixing different populations.
