The report recorded 2,611 new and 106,086 active contracts in Montevideo. The distinction matters: an active contract may have been signed years earlier and may not represent today's asking rent.

INE uses a 95% trimmed mean: within each department it removes the bottom 2.5% and top 2.5% before calculating the mean. The figure is therefore neither a median nor a simple average of every contract.
Which contracts the indicator covers
The series combines records from the Rental Guarantee Service, ANDA and Mapfre, Porto and Sancor. INE estimated that these sources represented approximately 55.4% of the rental market in the first half of 2025.
Transactions using other arrangements remain outside the series. The published contract amount also does not necessarily include common charges, utilities, guarantee costs, passed-through taxes or moving costs. New-contract data can be revised because some contracts started during the month reach INE only at the following close.
How to check rent by neighborhood without inventing a table
