What the data shows
2025 was the record year for housing construction
Montevideo approved 651,829 m² of housing in 2025, the highest of the 29-year series and +11% in m² versus 2024. It is the largest residential area authorized by the City since open records began (1997).
Where construction concentrates
Bañados de Carrasco had the most approved housing permits in 2025 (55), followed by Pocitos (52). By floor area, Cordón led with 91,505 m² of authorized housing across just 39 permits — a sign of large-scale buildings.
The fastest-growing neighborhoods
La Blanqueada multiplied its authorized housing m² by 44, comparing 2024–2025 against 2019–2020. Parque Rodó grew +814% and Buceo +427% on the same m² comparison.
