Pires Benlian

Pires Benlian is a Uruguayan developer and builder founded by engineers Marcelo and Gabriel Pires Benlian. Its first public portfolio focused on residential buildings in Punta Carretas, Pocitos and Bella Vista.

It later added other formats: three low-rise buildings at Alive Residences and a group of houses beside the Carrasco Polo Club. At the same time, it continued developing urban towers such as Icon 26.

History and expansion

First stage
Six completed urban buildings
The official portfolio includes Birdie Golf, Air Tower, Alquimia, Eminent, Vicènz and Mirage in Punta Carretas, Pocitos and Bella Vista.
2022
Alive takes the firm into a new format
The Alive Residences project brief describes three four-story buildings in Barrio Parques, with 52 apartments and a concept organized around wellbeing.
2024
Three projects in parallel
Alive Residences, Icon 26 and Déco Maggiolo represented a reported combined investment of about USD 60 million across three different residential scales.
2024–2025
Jardines del Polo adds homes with gardens
The project was announced in November 2024 on a 6,000 m² site. Construction began in 2025 with 18 three- and four-bedroom houses.
2026
The portfolio grows again in the city
Déco Maggiolo was completed, and the company announced City Homes in Cordón and She in Pocitos, the latter with Gómez Platero.

Air Tower has ten apartment floors on 26 de Marzo. Alquimia rises 15 stories behind a preserved historic building on 21 de Setiembre.

Barrio Parques, Montevideo

A 52-apartment complex distributed across three four-story buildings. It added pools, a spa, gym and other wellbeing-oriented spaces.

The firm began with apartment buildings and later added low-rise complexes and groups of houses.

Pires Benlian’s published completed portfolio includes six urban buildings. Birdie Golf, Alquimia and Mirage are in Punta Carretas; Air Tower and Vicènz in Pocitos; Eminent in Bella Vista.

Alive Residences took the business to Barrio Parques with three low-rise buildings and 52 apartments. Jardines del Polo continues that eastward expansion in Montevideo with 18 houses beside the Carrasco Polo Club.

Urban towers remain part of the portfolio. Icon 26 has 155 apartments across 18 floors at 26 de Marzo and Osorio, while Déco Maggiolo adds 41 apartments between Parque Rodó and the Golf Club.
