Altius Group

Altius Group is one of the developers with the longest track record and strongest reputation in the Uruguayan real estate market. Present in Uruguay since 2008, it has developed residential projects in Montevideo, Canelones and Punta del Este under the Nostrum, More and Bilú brands, as well as office buildings under its Smart line.

Behind Altius is Peninsula Investments Group, the investment group co-founded by Mauricio Levitin and Josef Preschel, which brings financial backing and regional experience to its developments.

Over its history, Altius has developed more than 30 projects and delivered more than 2,800 units in Uruguay. A large share of its Nostrum buildings falls under the Promoted Housing regime, with around twenty projects and phases registered with the National Housing Agency through different holding companies.

INGAR currently tracks 19 Altius Group projects, with a combined 1,260 units: it is one of the developers with the largest presence in our new-build portfolio.

History and expansion

Altius traces its origins to buildings completed in Punta del Este and Montevideo in earlier decades, such as the Van Gogh, Da Vinci and Brioni towers, and Panorama and Downtown in Montevideo.

    Start in Uruguay

    Altius began operating in Uruguay in 2008.

  2. 2013–2014

    The first promoted Nostrum buildings

    The National Housing Agency approved Nostrum Prado, Nostrum Plaza, Nostrum Parque, Nostrum Centenario and Nostrum Mirador under the Promoted Housing Law.

  3. 2015

    Altos del Libertador

    The Housing Agency’s board visited Altos del Libertador, in Aguada, a complex that resumed stalled buildings under the agency’s urban recovery programme.

  4. 2017–2018

    Towers in the city centre

    Nostrum Bay, a 25-storey tower facing the bay, and Nostrum Central brought the architecture of Carlos Ott and Carlos Ponce de León to the line.

  5. 2020

    1,375 units delivered

    In September 2020 the press reported ten completed projects and 1,375 units delivered by Altius in Uruguay, with more than twenty projects developed with Peninsula funds.

  6. 2021

    Death of Mauricio Levitin

    Mauricio Levitin, head of Altius in Uruguay and co-founder of Peninsula, died in January 2021. The Maldonado municipal government paid tribute to him in 2022.

  7. December 2023

    Atlántico Punta del Este

    The Atlántico shopping centre and the first More Atlántico tower opened at stop 22 on Avenida Roosevelt, on the date announced when construction began in 2021. That year the company also delivered its 2,000th unit.

  8. 2026

    Peninsula Uruguay trust

    In July 2026 the Central Bank approved a financial trust of up to US$45 million to fund between 12 and 17 Altius projects in Montevideo, Canelones and Maldonado.

Uruguay

The Altius lines

Each brand targets a different kind of buyer.

Nostrum is the promoted-housing line, designed for middle-class families and investors, with amenities and moderate building fees. It has buildings in Tres Cruces, La Blanqueada, Prado, the city centre, Cordón, Malvín and Punta del Este.

More brings together towers with more services —heated pool, private cinema or sky bar, depending on the building—. It is present in Pocitos and Buceo, in three towers by the lakes of Ciudad de la Costa (More Botavara) and at More Atlántico in Punta del Este.

Bilú is the top-tier line, with buildings on the Carrasco waterfront and in Villa Biarritz. Smart groups the office projects, such as Smart Riviera in Carrasco, which holds LEED pre-certification.

The projects are designed by Uruguayan studios: Carlos Ott with Carlos Ponce de León (Nostrum Bay, Central, Malvín, Cordón, Flow, More Botavara and Bilú Biarritz), Gómez Platero (More Buceo, More Pocitos, More Atlántico, Bilú Riviera and Nostrum Garden) and Plan Proyecto Consultores (Nostrum Plaza, Plaza 2 and Nostrum Uruguay).

Does Altius have projects in Punta del Este?
Yes. More Atlántico, within the Atlántico complex at stop 22 on Avenida Roosevelt, and Nostrum Roosevelt, at stop 19. The first More Atlántico tower and the shopping centre opened in December 2023.
And in Canelones?
More Botavara, in Ciudad de la Costa: three eleven-storey towers facing the lakes, with their own jetty.
How many units has Altius delivered?
More than 2,800 in Uruguay. The figure has grown over time: 1,375 in 2020, 2,000 in October 2023 and 2,300 in 2024.
Does Altius deliver on the announced date?
The case with public dates is Atlántico: in July 2021 the company announced the first tower and the shopping centre for December 2023, and they opened on 15 December 2023.
Can I buy with a mortgage?
It depends on each bank, the project and the stage of construction. Local banks and the BHU offer loans for new housing, on terms set by each institution.
What is the Peninsula Uruguay trust?
It is a financial trust of up to US$45 million approved by the Central Bank in July 2026 to fund between 12 and 17 Altius projects, including the third More Atlántico tower, the second phase of More Botavara and a new phase of Nostrum Garden.
