| Rental income to research | Long-term rentals on one side, tourist or boating rentals on the other; contracts actually paid | Long-term rentals and local work-related demand |
The Ministerio de Turismo presents Carmelo through its river, its marina and the nearby wineries, and Nueva Helvecia through the heritage of its European settlers and local produce.
The boat to Tigre and the trip to Montevideo, with times
The ANP reports that the passenger service at the port of Carmelo is run by Líneas Delta Argentino, through the Los Cipreses agency:
- Tigre → Carmelo: Monday, Wednesday, Friday and Saturday, arriving at 11:30.
- Carmelo → Tigre: Monday, Wednesday and Friday at 15:00, and Sunday at 17:30.
From Tigre, downtown Buenos Aires is another leg by land. From Nueva Helvecia, to cross to Argentina you drive to the Colonia del Sacramento terminal and take the ferry. If the money for the purchase comes from Argentina, the guide to transferring money from Argentina explains the options.
If you work in Montevideo, make the trip from Nueva Helvecia at rush hour on a weekday before assuming you will repeat it several times a week. In April 2026 the roads department (Vialidad) started maintenance works on ruta 53, the access to town from ruta 1.
What to measure from each candidate house
- From Carmelo: minutes to the Hospital de Carmelo or CAMOC, and to the port if you will use the boat.
- From Nueva Helvecia: the trip to Montevideo and where your healthcare provider sees you for outpatient care and hospital stays.
- In both: fixed internet for that parcel and whether you need a second car.
To place each padrón (cadastral parcel number) on the map before you go, use the Colonia parcel finder.
Asking prices: two two-bedroom houses
Two InfoCasas listings, checked on September 26, 2026:
| Listing | Area | Asking price | Listed since |
|---|---|---|---|
| 2-bedroom house in the north of Carmelo | 60 m² built, 410 m² lot | USD 80,000 | April 2024 |
| 2-bedroom house on calle Colón, Nueva Helvecia | 136 m² as listed | USD 75,000 | June 2026 |
These are asking prices, subject to checking area and condition; the Carmelo one has been listed for over two years. This pair does not tell you which town is cheaper. To compare your options, build a sheet:
| Line | What to write down |
|---|---|
| Purchase | Asking price, closing costs and commission, financing |
| Getting it ready | Works quoted by a professional, connections, permits |
| Yearly holding costs | Property tax, insurance, basic utilities, upkeep |
| Getting around | Regular trips to work, healthcare and family |
| Exit | Who would buy that house and how long it would take |
You can estimate closing costs with the purchase cost calculator.
Waterfront, town edge and small farms
- House on the river or the stream in Carmelo: check the Dinagua flood viewer and ask for the parcel's flood history.
- Lot on the edge of Nueva Helvecia: check the Directrices Departamentales and ask the Intendencia (departmental government) what use it allows before you picture an extension.
- Small farm near either town: follow the guide to buying a small farm in Colonia, covering water, access, soil and Colonización.
The papers to request before reserving (padrón, title, plans, permits, property tax) are the same as in the guide to buying a house in Colonia del Sacramento; how to read the parcel's certificate is in the cadastral certificate step by step.
