Pocitos, Montevideo: properties, prices and neighborhood guide

Pocitos is organized around Pocitos Beach and Rambla República del Perú. Inland, Avenida Brasil, Bulevar España, Avenida Rivera and Francisco Soca are transport and retail references. High-rise buildings face the exposed waterfront; traffic is the main issue on the avenues, while front or rear position affects sound and daylight within the blocks.

The Pocitos Beach frontage opens mainly to the southeast. In Montevideo, north-facing façades receive better winter sunlight; a front unit with an open Río de la Plata view may therefore receive less direct sun than a north-facing apartment. View, orientation and sunlight must be checked separately.

What living in Pocitos is like

Pocitos Beach occupies the Rambla República del Perú frontage and provides direct access to the sand and the waterfront route. At Rambla and Pagola, the city documents ramps, a boardwalk, accessible bathrooms, a shaded area and amphibious chairs.

Avenida Brasil and Bulevar España connect the coast with inland areas; Avenida Rivera and Francisco Soca carry public transport and retail activity. On those corridors, listen to traffic with windows open and closed. Within the blocks, front or rear position, floor level and adjoining buildings determine ventilation and sunlight.

In winter the sun follows the northern sector of the sky at a lower elevation. Buildings north and northwest of much of the sand cast longer shadows toward the beach, so the strip beside the Rambla loses direct sun before areas farther away. The effect is smaller for much of the summer day. An exact time requires a simulation with a date, beach section and building heights.

Which part of Pocitos is right for you?

The Rambla and Pocitos Beach

Rambla República del Perú borders Pocitos Beach with high-rise buildings along the waterfront.

A front-facing unit is directly exposed to coastal wind. Inspect the façade, balconies, windows, seals, waterproofing and any exterior works approved by the condominium.

The waterfront faces south/southeast, while north provides better winter sun. A front or side river view does not prove good sunlight, and ‘meters from the sea’ does not prove a view. Check orientation, floor level and intervening buildings from the unit.

Test sound with windows open and closed. For winter sun, record which rooms receive direct light and for how long; when the sun is low, buildings cast their first beach shadows onto the strip beside the Rambla.

Inland Pocitos

Avenida Brasil, Bulevar España, Avenida Rivera and Francisco Soca cross the inland sector of the approximate Pocitos area.

Brasil, Bulevar España, Rivera and Soca carry transport and retail activity. A street-facing unit on those corridors receives avenue traffic; a rear unit may reduce exterior sound, but its ventilation and daylight depend on the air court and adjoining building heights.

For an existing building, review plumbing, electrical systems, lifts, façade, roof, meeting minutes and approved works. This page does not claim that older apartments are larger or recent projects smaller because no publishable sample established that difference.

A rush-hour visit tests corridor traffic; a visit with low sun shows whether the main rooms receive direct light. Floor, orientation and front or rear position should be recorded before comparing two units.

Toward Pocitos Nuevo, Trouville and Villa Biarritz

26 de Marzo and Luis Alberto de Herrera structure the area marketed as Pocitos Nuevo; 21 de Septiembre, Plaza Gomensoro and Parque Villa Biarritz structure the western edge.

Pocitos Nuevo is not a separate neighborhood in the INE approximate-area layer. Municipio CH uses Buceo–Pocitos Nuevo for a subarea associated with 26 de Marzo and Luis Alberto de Herrera. The city places the WTC and Montevideo Shopping in Buceo.

Plaza Gomensoro belongs to the historic Trouville sector and 21 de Septiembre connects it with western Pocitos. Parque Villa Biarritz—Parque Juan Zorrilla de San Martín—is a separate reference between Pocitos and Punta Carretas.

A home beside the WTC should be compared with Pocitos Nuevo or Buceo according to its address; one beside Plaza Gomensoro with Trouville and western Pocitos; one facing Parque Villa Biarritz with properties around the park. The general Pocitos median does not replace those territorial comparisons.

Before buying or renting in Pocitos

  1. Separate waterfront, inland and edge locations

    Compare a unit on Rambla República del Perú with other waterfront fronts, one on Rivera or Soca with the same corridor, and one near the WTC with Pocitos Nuevo or Buceo according to its address.

  2. Review the building

    For existing properties, request meeting minutes, completed and pending works, elevator and utility condition, and reserve-fund information.

  3. Assess coastal exposure

    For units near the Rambla, inspect windows, façades, seals and signs of moisture with a qualified professional when appropriate.

  4. Compare the full cost

    Add price or rent, common expenses, parking and applicable taxes; two similarly priced units can have very different monthly costs.

A brief history

Municipio CH links the name to the Pocitos stream and to the small pits or water holes dug by laundresses along its banks. The town of Nuestra Señora de los Pocitos was officially inaugurated on May 5, 1886.
