Source and methodology

INGAR Index: our own systematic survey of asking prices in Montevideo's property sales market, deduplicated by property. These are not closing prices. Gross yield is annual rent divided by the asking price: it does not deduct vacancy, management, maintenance, taxes or acquisition costs. Net yield depends on each transaction and is calculated in the yield calculator; the standard reference scenario is in methodology v2.0, which is public and versioned: ingar.com.uy/indice/metodologia.
