In March 2026, the INGAR Index publishes data for 124 neighborhood–property type segments in Montevideo's property sales market. The median across publishable apartment neighborhoods was USD 2,401/m². The neighborhoods with the highest prices per m² were Carrasco (USD 4,174/m²), Golf (USD 3,971/m²), Punta Carretas (USD 3,939/m²); the most affordable among those published were Piedras Blancas (USD 929/m²), Colón (USD 938/m²), Cerrito (USD 985/m²). The estimated median gross rental yield was 5.9%. This month, 77 segments are not published because of insufficient sample size or atypical variation. Source and methodology

INGAR Index: our own systematic survey of asking prices in Montevideo's property sales market, deduplicated by property. These are not closing prices. Gross yield is annual rent divided by the asking price: it does not deduct vacancy, management, maintenance, taxes or acquisition costs. Net yield depends on each transaction and is calculated in the yield calculator; the standard reference scenario is in methodology v1.3, which is public and versioned: ingar.com.uy/indice/metodologia.

This edition was published under the methodology in force at the time (v1.3). The price-per-square-meter calculation changed in v2.0; see the Index methodology.
